Leighton Asia developed a new Sai Kung campus for Hong Kong Academy that aimed to set new educational and environmental standards. The
20,000-square metre five-storey school featured classrooms, learning support facilities, an international standard gymnasium and a multi-use performance space containing a 350-seat auditorium and an 80-seat theatre.

Green features were incorporated into the design of the school, which aimed to be Gold-certified under The Hong Kong Building Environmental Assessment Method, or HK-BEAM. The school targeted to achieve significant water and energy savings under HK-BEAM.

Energy consumption was reduced by employing displacement ventilation for more energy-efficient cooling and improved indoor air quality compared to conventional systems. Classrooms were designed to maximise natural sunlight and used daylight and occupancy sensors as part of an energy-efficient lighting system. Water-saving devices were installed to reduce water use by up to 30%. The landscaped roof area used low-emissivity products while doors, flooring and other interior fittings were produced from sustainable timber and natural products.
